Karachi has more godowns than almost anywhere in the country, and a fair number of them sit half full. If you own one in SITE, Korangi or out along the Super Highway and you're thinking about how to rent out godown space in Karachi to a tenant who stays, this guide explains what we look for. We run self storage for households in Karachi, and we take partner space when our own building runs short or a customer needs something ours can't offer.
Karachi is a harder city for storing furniture than Lahore or Islamabad, mainly because of the air. So this guide spends more time on condition than the others do. That's where most Karachi godowns pass or fail.
Where Karachi's storage space is
The city's warehouse stock follows its industry, and each area has its own character.
- SITE is the old industrial heart on the west side. Big sheds, plenty of traffic, and buildings of every age from solid to tired.
- Korangi Industrial Area and Landhi on the east side have a mix of factories, sheds and godowns, many of them on wide plots.
- North Karachi Industrial Area has smaller units and workshops alongside larger sheds, closer to the northern residential belt.
- Port Qasim is port and heavy industry, with open yards and larger plots built for containers and lorries.
- The Super Highway towards Hyderabad has newer warehouses on bigger land, with room to manoeuvre that the older estates often lack.
We don't prefer one area over another on principle. A well kept godown in an old lane can beat a new shed with a leaking roof. What we care about is what's inside the gate.
Sea air, humidity and furniture
Most of what we store is wooden furniture and upholstery. Karachi's humidity is hard on both. Wood takes on moisture and swells, drawers stick, veneer lifts. Fabric and mattresses can grow mould if air doesn't move. Metal fittings, hinges and appliance casings rust faster near the sea than they would inland.
So in Karachi we look closely at ventilation. A godown that's sealed tight with no air movement isn't the safe choice it looks like; it traps damp. What works is a building that's dry and covered but breathes: high vents, a roof that doesn't sweat, floors that aren't cold and wet underfoot in the morning.
Pests
Termites love a warm, damp city, and they love upholstered furniture. We need to see a real fumigation schedule, done on a regular cycle, not once when the last tenant complained. If you can show us the dates and who did it, that counts for a lot.
Monsoon and low lying godowns
Every few years Karachi's monsoon puts water through streets and into buildings that sit low. Some godowns in older areas take water at the shutter in a heavy downpour. That's a hard no for household goods, because a few centimetres of water on the floor ruins the bottom of every sofa and wardrobe on it.
If your godown has flooded before, tell us. It doesn't end the conversation. A raised floor, proper drainage outside the shutter, or pallets under everything can change the picture. But we'd rather hear it from you than see a tide mark on the wall during the visit.
Container yards and hard standing
Karachi is one of the few cities where open yard space can be as useful to us as covered floor. If you have hard standing, a level, solid surface that takes weight, with room for a trailer to turn and drop a container, tell us about it. A sealed container on good ground, behind a gate with a guard and cameras, is a sound way to store a household.
Soft ground, a yard that turns to mud in August, or a gate so narrow the trailer has to reverse in from a main road won't work. Neither will a yard with no overnight cover.
Why stays run long in Karachi
Our biggest customer group is families leaving the country, and Karachi is the city most of them fly out from. Two years in the Gulf, a job in the UK, a son's family in Canada who've finally convinced the parents to visit for a long while. They pack up a house, store it, and come back for it later. Six months to two years is normal.
For a godown owner, that's a very different tenant from a trader who fills a bay for the season and empties it. Long stays mean fewer empty months. It also means very little traffic: no daily loading, no lorries waiting in your lane, just the occasional visit when a relative needs something out.
What it takes to rent out godown space in Karachi with us
These are the hard requirements. They apply in every city, and they're the same standard our own building meets.
| What we need | Why, in Karachi especially |
|---|---|
| Cameras recording round the clock on entrances and the floor, footage kept for a useful number of days | If anything goes missing, footage is the only way to settle it |
| A guard on site overnight | Industrial areas empty out at night; a building with nobody in it is a target |
| Access on 48 hours' notice, weekends included | It's what we promise our customers, so it's what we need from you |
| A real street address and exact map pin | Karachi addresses can be vague; a truck needs to find the right gate first time |
| At least five recent photos you took yourself | We want the real building, not a brochure |
| Dry, covered, ventilated, pest controlled, a roof that holds through monsoon | Humidity, sea air and termites are the three things that damage furniture here |
The full picture on cameras, guards and access is in our guide to storage facility security standards.
Nice to have
Gated entry, fire detection and extinguishers, separate lockable units or open floor we can bay off, clear ceiling height, racking, ground floor access or a lift, a loading dock or ramp, labour on site, and power backup. In Karachi, a generator or UPS that keeps the cameras and the recorder running through load shedding is worth mentioning. None of these will stop us on its own.
What we can't take
Cold stores don't suit us, and we don't offer cold storage. We also can't share a floor with anything hazardous or flammable, with food stock, or with anything that needs a fixed temperature. If your godown is half chemicals and half empty, it isn't a fit.
Your rate, and how to set it
Rates are agreed facility by facility, so there's no figure on this page. Think in square feet per month for the space our goods occupy, and be clear about what that covers: guard, cameras, fumigation, electricity. Set out your deposit, minimum term, notice period and any handling charges.
Weigh a long, steady stay against the months your godown sits empty between trade lets. Then give us your real rate. We add our own margin before the customer sees a price, so a padded figure only makes your space the one that doesn't get picked.
How applying works
The first step is four fields: name, phone, city and the kind of space. It takes under a minute. The second step is the dossier: address and map pin, details of the space, security, your rate and terms, at least five photos from our shot list (street exterior with signage, the gate, inside down the floor, the bays, camera positions and recorder, the roof or ceiling) and a short declaration that the photos are real.
Then we call you. Then someone visits and walks the building, and nothing is agreed before that. Then rates and terms in writing, signed by both sides, and one or two customers to start before steady flow. How a storage partnership works covers each step, and the partner programme page has the full standard.
Approved partners may be listed on our Karachi page, and some may be featured across the site. That's our call after approval, and we never publish a partner's exact address or phone number.
Have a dry godown in Karachi? Tell us about it
If your godown stays dry through August, breathes, has a guard at night and a camera on the floor, it's exactly what we're looking for. Long household stays are steady rental income from empty space, without the churn of trade lets. Apply here; the first step takes under a minute.
Facility partners
Put your empty space to work
We bring the customers, hold the agreement with them and pay you monthly for the space. You keep your building and your own customers. Nothing is agreed until we've spoken and walked the building.
Tell us about your facility
Name, number, city and the kind of space. The details and photographs come after, in your own time.
